Our process begins with client consultations to understand functional requirements, preferences, and lifestyle considerations. We then develop curated mood boards, furniture layouts, and interior design concepts, presenting alternative design options before progressing to detailed 3D models and high-quality, photorealistic renders that accurately communicate the final design intent.
This service is delivered by the studio in collaboration with Perit Gerald Salerno, a warranted architect with whom a long-standing professional partnership has been established. Our aligned design philosophy and collaborative approach enable the delivery of cohesive, considered, and well-resolved interior and spatial design solutions. Services are available for both residential and commercial projects.
Property Purchase Guidance
We offer professional guidance to clients purchasing property, providing independent technical support throughout the acquisition process. Our service includes on-site inspections, due diligence research, and verification of planning permits and regulatory compliance.
We assist buyers through each stage of the purchase, coordinating and preparing the technical documentation required for both banking and notarial purposes, including bank loan documentation, Land Registry plans, and Schedule 8 declarations. This service ensures informed decision-making, regulatory compliance, and a smoother transaction from initial viewing through to completion.
Architectural Drawings
We provide architectural draughting services for both new and existing properties, producing clear and accurate drawings suitable for planning submissions.
Our draughting services include measured surveys, floor plans, sections, elevations, and detailed drawings, prepared with careful attention to accuracy and regulatory standards. Drawings may be issued for Planning Authority applications, legal documentation, and client records.
Grant Guidance
The studio offers professional guidance for clients seeking to apply for government funding schemes related to their property. Support is provided throughout both the application and implementation stages, helping clients navigate technical requirements with clarity and confidence.
Each engagement begins with an initial consultation to assess eligibility under applicable schemes, followed by the preparation and coordination of all required documentation. Ongoing professional support is provided during the grant application and approval process, ensuring that proposed works are properly aligned with scheme criteria and regulatory requirements.
The studio’s approach ensures that all interventions are practical, context-sensitive, and fully aligned with the objectives of each funding scheme, while also maximising long-term comfort, performance, and overall value for the client.
Property Valuation Report
We provide independent and well-supported property valuation reports prepared and certified by a warranted architect (Perit). Each valuation is informed by a detailed review of the property’s configuration, condition, location context, and prevailing market dynamics.
Reports are formally signed and stamped, allowing them to be relied upon for banking, legal, transactional, and asset-planning purposes.
Energy Performance Certificate
EPC Certification
We provide Energy Performance Certificate (EPC) services in accordance with EU and Maltese legislation. An EPC is required when a property is constructed, sold, or rented and must be made available prior to the transfer of ownership or execution of a lease agreement. The certificate assesses a building’s energy efficiency and includes tailored recommendations for improvement.
EPCs are prepared by a registered Energy Performance of Buildings (EPB) assessor following an on-site inspection and technical evaluation of the property. The certificate is formally registered with the Building & Construction Authority (BCA) and remains valid for ten (10) years, subject to no material changes affecting energy performance.
Compliance Certificate
We provide professional assistance with the preparation and submission of Compliance Certificate applications issued by the Planning Authority (PA).
A Compliance Certificate confirms that a property has been constructed in accordance with its approved development permit and is a legal requirement for the installation of new water and electricity services.
This service includes a site inspection, verification of approved permits and drawings, preparation of all required documentation and any follow-up requests from the Planning Authority to ensure a smooth and timely process.
Site Technical Officer (STO) Services
We provide professional Site Technical Officer (STO) services in full compliance with Legal Notice 136 of 2019. As registered STOs on the Building & Construction Authority (BCA) official register, we act as the critical link between the architect (Perit) and the contractor, ensuring that construction works are executed safely and according to approved method statements.
An STO is responsible for supervising works that could pose a risk to third-party property or individuals, attending the site whenever major decisions are made that may impact safety or structural integrity. Our services cover all phases requiring STO oversight.
We ensure that method statements are enforced, safety protocols are followed, and all works comply with legal and regulatory standards, providing peace of mind to clients, contractors, and stakeholders.
